Merrifield makes its mark

Merrifield, the new heart of Melbourne’s north, is set to welcome its first residents early next year as housing construction kicks off later this month.

Victoria’s largest fully master-planned and mixed-use community, Merrifield has experienced a strong start since its project launch just over 12 months ago, with more than 200 residential lots already sold.

With immediate access to the 300-hectare purpose-built Merrifield Business Park – creating up to 20,000 new jobs – and the 110-hectare Merrifield City Centre, Project Director Matthew Planner said that Merrifield residents will find city life at its best.

Merrifield 2014: Year in review

The vision and master planning to deliver Merrifield – the new heart of Melbourne’s north – has now been ten years in the making.

With a number of major milestones achieved, 2014 marks itself as a standout year.

Over the past 12 months, Merrifield Living has been a hive of construction activity, with the first residential stages comprising over 100 lots now completed. A further 180 lots are currently under construction, whilst building works for the first homes are also well and truly underway.

Renowned Melbourne artist Alexander Knox stresses that his towering blue sculptures are not just flowers but cloud-like wildflowers that were once wind-blown seeds.

“It’s light, ephemeral and anti-monumental in a way,” he enthuses.

Whatever the description, his recently installed sculptures are a beautiful addition to the Merrifield estate at Mickleham.

In a coup for residents of the Donnybrook Road development, developers MAB Corporation and Gibson Property Corporation commissioned Mr Knox almost a year ago to provide an artistic “anchor” for residents of the yet-to-be completed mini-city.

The artist is behind some of Melbourne’s most high-profile public works, including the kinetic light installation covering AAMI Park, the giant serpentine Creature inside the Royal Children’s Hospital and the LED coloured illumination of a 1960s building on the corner of Swanston and Burke Streets that won the Melbourne Prize for Urban Sculpture in 2008.

When charged with the Merrifield commission, the Northcote-based artist said he wanted the piece to have broad appeal and to work with the landscape.

“It’s so big and empty out there, in a beautiful way,” he said.

In the end the cerulean blue seedlings – actually, steel – which appear bent as though by wind, mirror his preparatory cardboard cut-out.

“It’s almost a child’s cut-out of a cloud in cardboard,” he said. “I wanted that same spontaneous, playful feel.”

He hopes the sculpture, as yet unnamed, will provide some instant soul to the newly fabricated city.

“They [the seedlings] have a role of identifying the place. They’re an identifiable feature, there to announce that you’ve arrived somewhere.”

Parks & Affordability: A winning combination for young families

We all remember swimming and sliding at the neighbourhood when we were kids – but as our capital cities become more urbanised, the number of parks available for children to play is becoming few and far between.

But young families haven’t forgotten the good old days. Keen to relive the fun with their own kids, first home buyers are on the lookout for communities with plenty of open space and parkland.

The problem is, even leafy suburbs 20km from our major capital cities don’t always have the most affordable options for first home buyers.

Take Ringwood in Melbourne’s east – a middle-ring suburb with a bushland sense of space and its own shopping centre – the median house price for a three-bedroom home is $660,000.

Or North Rocks in Sydney, which has neither harbour views nor coastline access but is close to big leafy green patch – Parramatta Reserve. The median house price is $995,000.

Young families might consider looking a little further afield to fulfil their dreams of a healthy lifestyle for the kids. Developers have been busy building comprehensive, mixed-use communities in growth corridors of major cities.

Space & affordability in Melbourne’s growth corridor

Merrifield, about 30km north of Melbourne on the Hume Highway, is set to be Victoria’s biggest, master-planned,  mixed-use community comprising almost 130 hectares of open space. A mix of waterways, sports reserves and high quality drainage corridors and wetlands are integrated into the development – so people can play, walk and ride their bikes throughout community.

Merrifield welcomed its first residents in April this year. With space for 5000 homes, 400 lots have already been sold.

Homes range from 294sqm townhouses at $145,000 to 751sqm premium sites for $244,900. The backdrop of a booming property market paints these prices in stark contrast with the rest of Melbourne.

Project Manager of Merrifield Matthew Planner says providing quality open space environments was key to the project’s vision.

“Open space extends to community infrastructure and civic uses, like childcare, healthcare and sporting facilities… places where the community can actually gather,” Planner says.

“Those things are established in Melbourne’s suburbs but do need a bit of support in the growth corridors.

“We made a conscious decision to deliver Merrifield’s first neighbourhood park before the very first resident had moved into their home. We wanted to create a destination and sense of community early on.”

The park in question was a $1.3 million project that includes interactive play equipment, mini trampolines, a semi-enclosed, mixed-use sports arena and a signature climbing net imported from Germany. A barbecue eating area offers somewhere for parents to relax while they watch the kids.

“It’s basically an extension of peoples’ backyards,” Planner says.

“Children of all age groups are accommodated. We made sure we weren’t just satisfying one demographic.”

The park is the first of many for the 800 hectare estate. In 2018 when Merrifield is due for completion, each home will be no more than five minutes away from a park.

“It was about being clever in design to establish a new community.”

A city away from the city

Communities are not built on recreational parks alone. Merrifield also incorporates a 300 hectare “business park” filled with commercial office and warehousing space. The area is about one and half times the size of the Melbourne CBD and will generate up to 20,000 jobs.

“Providing that scale of employment in Melbourne’s growth area is quite unique,” Planner says.

“Hopefully it means people can spend less time travelling and more time doing the things they enjoy.”

With state-of-the-art parkland becoming the standard for new fringe residential communities, there’s plenty of healthy ways for new home owners to enjoy themselves without having to travel to the city.

“There’s an inherent sustainability to having infrastructure and amenity at your doorstep.”

MAB Corporate plans manufacturing hub in Melbourne’s north

MAB Corporation founder and BRW richlister Andrew Buxton believes there is a future for manufacturing in Australia in Melbourne’s northern growth corridor.

Mr Buxton, who founded MAB Corporation 20 years ago with brother Michael, believes the developer’s most ambitious project to date, the vast Merrifield mixed-use estate in Melbourne’s north, can become a future smart-manufacturing hub employing up to 20,000 people across a range of small and large industries.

The foundations for this hub were laid in March when listed paint maker Dulux said it would construct a $165 million water-based paint manufacturing plant on a 17-hectare site at Merrifield that will bring the first 100 jobs to the area.

By the end of the year Mr Buxton said he expected to have commitments that would generate about 400 jobs, with discussions under way with a European-based food manufacturer to establish a facility at Merrifield.

“The first transaction with Dulux signified to the market that we are open for business,” Mr Buxton said. “We expect new forms of manufacturing that use clean technologies to establish themselves at Merrifield. We want to create opportunities beyond the bluecollar- type work and target the more aspirational-type businesses.”

Merrifield is a vast 770-hectare estate at Mickleham, 30 kilometres north of the Melbourne CBD next to Australia’s main freight-moving thoroughfare, the Hume Highway.

Over the next 20 to 30 years MAB Corp is transforming it into an integrated satellite city suburb with a vast business estate, a city centre offering retail, commercial and community amenities, and a residential zone with more than 4000 new homes for 12,000 people and 500 hectares of parkland.

MAB Corporation chief operation officer David Hall said Merrifield was one of the largest master-planned urban developments in Australia and strategically positioned to establish a centre of civic life for Melbourne’s northern growth corridor where “large-scale employment and residential precincts are intrinsically intertwined”.

Mr Hall said Merrifield offered the potential to deliver at least one job per dwelling, consistent with state government policy of creating 83,000 new jobs in the northern growth corridor.

MAB Corporation will soon start stage one of the Merrifield Business Park, a 60-hectare subdivision, with the first residents moving into their homes in the residential zone, Merrifield Living, about the same time.

The first stage of the city centre is expected to begin in 2019 and will comprise the early development of a regional shopping centre.
