Western Australia-based smallgoods supplier D’Orsogna to expand into the Merrifield Business Park

UP to 240 jobs will be created when a smallgoods factory opens in Mickleham this year in a major coup for manufacturing in Melbourne’s north.

The Western Australia-based smallgoods supplier D’Orsogna announced last week a $41 million expansion into the Merrifield Business Park with a 10,858sq m facility to be built by MAB Corporation and Gibson Property Corporation. MAB Corporation managing director Andrew Buxton said the deal signalled the continuous growth of the manufacturing industry in Hume.

“We are thrilled to bring a food manufacturer of this calibre to Melbourne’s north — this is a boon for both the state and Merrifield, with an estimated 240 new jobs to be created,” he said.

“Already we’ve seen big names such as Dulux and D’Orsogna establish a presence in Melbourne’s north, no doubt because of its connectivity to the east coast of Australia, with direct access to the Hume Freeway and proximity to Melbourne Airport, as well as access to a solid local employment base.”

State Industry and Employment Minister Ben Carroll said food manufacturing was one of the trailblazing sectors of the economy and this project would help grow business investment and boost this sector even further.

The D’Orsogna family has been producing hams and continental meat products for 70 years.

D’Orsogna managing director Brad Thomason said the Merrifield site was appealing not just because of the location, but due to the ability to build a factory tailored to the company’s needs.

“The scale and flexibility of Merrifield provides us with an opportunity where we can essentially double our manufacturing footprint,” Mr Thomason said.

Construction has started, with the factory to open in late 2018.

MAB Corp to Develop $60m Facility for D’Orsogna featured in The Urban Developer

Western Australian small goods supplier, D’Orsogna is expanding east, committing to $60 million facility in Melbourne’s north.

D’Orsogna struck a deal with Michael Buxton’s MAB Corp and joint venture partner Gibson Property Corporation for the development of the 10,858sq m facility in what MAB has described as a “complete turnkey solution” for D’Orsogna.

Development has officially commenced on the facility of the Merrifield Business Park in Melbourne’s North.

The intended project is a 10,858 square metre manufacturing facility on three hectares of land at Merrifield Business Park, which will act as a distribution network service to the eastern seaboard for small goods supplier, D’Orsogna.

D’Orsogna has already signed a $41 million contract with MAB and Gibson Property.

MAB Corporation managing director Andrew Buxton said D’Orsogna will join a number of big names at the business park.

D’Orsogna supplies Woolworths, Coles and various food service businesses across Australia.

The $1.2 billion Merrifield Business Park currently covers a 330-hectare area and provides 1.2 million square metres of industrial and commercial floor space.

Considered to be one of Victoria’s largest fully master-planned mixed-use communities, the park has been calculated to generate up to $3.5 billion annually.

Construction has commenced on D’Orsogna’s new Merrifield-based facility and the company plans to open for business in late 2018.

WA-based ham and salami maker D’Orsogna has struck a $60 million deal with Financial Review rich listers Andrew and Michael Buxton’s MAB Corp and their joint-venture partner Gibson Property Corporation for a new industrial facility at their Merrifield Business Park in Melbourne’s north.

The new 10,858 square metre manufacturing facility on a 3-hectare site in Mickleham is due for completion towards the end of the year.

“This is a complete turnkey solution for D’Orsogna. We have jointly designed a facility that will be best-in-class for the food manufacturing industry, focusing on efficient and sustainable practices,” MAB Corp managing director Andrew Buxton said.

The D’Orsogna family has been producing hams and continental meat products for 70 years, starting with a small butcher shop in Perth in 1949. D’Orsogna supplies Woolworths, Coles and Metcash and various food service businesses across Australia.

Ambitious expansion plans

Its new facility in Melbourne is part of plans to expand its exports into the south-east Asian market, which has a growing appetite for meat products as it becomes more westernised.

D’Orsogna’s major smallgoods competitor, Bertocchi, recently announced a huge rollout in Victoria with plans for a new factory at Melton, three new distribution centres, and upgrades to its facilities in Thomastown and Geelong.

D’Orsogna managing director Brad Thomason said the company had ambitious expansion plans over the next few years.

“The scale and flexibility of Merrifield provides us with an opportunity where we can essentially double our manufacturing footprint,” he said.

The 900-hectare Merrifield Business Park on Donnybrook Road in Mickleham is Victoria’s biggest master-planned business and employment precinct and will be larger than Melbourne’s CBD when completed.

Tenants include Dulux, which moved to a new $165 million water-based paint manufacturing facility last year. Plans for the massive site include more than 8000 homes, a 165-hectare city centre precinct and 300-hectare business park.

Up to 240 new jobs are set to be created in Melbourne’s burgeoning north, with MAB Corporation and Gibson Property Corporation (GPC), the developers of Merrifield Business Park in Mickleham, sealing a $41 million deal with leading small goods supplier, D’Orsogna. It was one of the biggest industrial deals in Melbourne for 2017.

MAB and GPC are developing a 10,858m2 manufacturing facility on three hectares of land at Merrifield Business Park for the WA based company to service its growing eastern seaboard business and drive greater efficiencies in their distribution network. With the City of Hume’s population and jobs market growing at around double the national average], the small goods supplier will benefit from a labour force of approximately 405,000 people within a 30 minute drive of Mickleham.

The new facility will far exceed the standards for export approval and the south east Asian market will become a focus for the company in the medium term.

Mickleham gets connected

Mickleham residents could be waiting years for public transport services, prompting the developer of the Merrifield estate to start up its own commuter bus.

More than 3100 people live in Mickleham – up from 1185 in 2011– with Merrifield set to grow to 25,000 residents in the coming years.

According to the 2016 Census, 79.5 per cent of Mickleham residents rely on cars to get to work. Four per cent catch trains.

In a bid to make it easier for residents to use public transport, developer MAB and Gibson Property Corporation have launched the Merrifield Connect bus service.

It is believed to be the first time a developer in Victoria has launched its own bus service.

The bus, which began last week, travels between the estate and Craigieburn train station, with stops at Mickleham Primary School and Craigieburn Central shopping centre. Residents are being asked to pay $20 a year to use the bus.

Services depart Mickleham on weekdays at 7am, 8am and 9am, and again at 4pm, 5pm and 6pm. The bus leaves from Craigieburn station at 7.30am, 8.30am and 9.30am, as well as 4.30pm, 5.30pm and 6.30pm.

Estate community development manager Tennille Bradley-Ow said the service would provide a much-needed interim solution.

She said she hoped the bus would offer a platform for future public transport services.

“This is a really important service,” she said. “We already know of families who will be using it to get their children to local schools and amenities.”

Resident Mandy Glassey has been driving to work in South Melbourne, but said she would now use the bus to get to the train station.

“I spent two to three hours in the car every day, instead I could be using the Merrifield Connect service, giving me back precious time,” she said.

Transport For Victoria has not revealed when public transport will be extended to Mickleham.
